Common questions
- What is an NIE number and when do I need it?
- The NIE, Número de Identificación de Extranjero, is the Spanish identification number for foreign nationals. It is required for practically every financial act in Spain: buying a home, opening a bank account, setting up electricity and water. You apply through the Spanish police in Spain or the Spanish consulate in your home country, and processing takes anywhere from days to several weeks depending on where you apply. The number is permanent and only needs arranging once — plan it early and it never becomes a bottleneck.
- How does buying a home in Spain work?
- The process differs from the Swedish one. Once buyer and seller agree, a reservation agreement with a small deposit is often signed, taking the property off the market. A private purchase contract, contrato de arras, usually follows, with a deposit of often ten per cent. If the buyer withdraws the deposit is lost; if the seller withdraws, twice the amount is normally repaid. The sale completes before a notary, where the title deed, escritura, is signed. An independent lawyer normally reviews the property's legal status before contracts are signed, and we always recommend it.
- Who sells the homes in Spain?
