International Gyllene Property AB is an international real estate company that combines real estate brokerage and AI-driven digital solutions. We guide clients from all over the world through the entire journey — from the first consultation to a completed deal and beyond — in Sweden. Looking in Spain? The colleague there takes over: a separate business, separate clients, the same way of working and the same systems.
International Gyllene Property AB is registered with the Swedish Estate Agents Inspectorate and operates under their supervision.
Our business rests on three pillars. Real estate brokerage: homes, houses, holiday homes, new developments and international property deals. Projects & Investment: land development, investments and strategic advice. In Spain, the colleague there also offers project development and construction management for minor renovations, in connection with a property deal. Digital services and AI: we build systems that run entire businesses, not single functions. Our own business runs on them every day, with everything that entails in terms of clients, regulations and responsibility. We continue developing that technology to make it available to others as well.
International Gyllene Property is built as an AI company working in real estate — not as a real estate company with technology added on top. Human experience, with intelligent systems doing the groundwork. We build our own tools, and AI is part of how the work gets done rather than something bolted on afterwards.
We also believe in collaboration over competition. In Spain, collaboration between agents is a given — giving buyers access to more properties and sellers more potential buyers. We bring that same open way of working to Sweden — for us, it's not about who closes the deal, but about the client getting the best deal. That's nothing new for us. The experience goes back to the 1993 real estate crisis, when the lesson was that collaboration beats competition.
Our approach isn't theory. We're built by people who have created and run businesses at the absolute forefront of the real estate industry — who know how to close a deal, how to build a company, and how to establish major players in new markets. That knowledge isn't found in a textbook. It comes from having done it, for real, when it counted.
That's why we can see the whole picture where others see a single deal. We understand the market in both good times and bad, we know what makes a sale feel secure, and we know the craft of matching the right person with the right place — a skill just as important whether the place is a home or a job.
And we build our own technology. The AI tools that power us, and the content produced in nine languages, aren't something we buy in — they're expertise we own ourselves. It's the combination of solid experience and our own technical edge that makes us something other than a traditional brokerage.

Sustainability
The experience within the company comes from years of work with sustainable construction, in projects where environmental performance was a requirement from the start, not something added at the end. That gives an understanding of what actually makes a difference in a building, and what's mostly just words.
In the broker role, it shows in what we ask about and what we tell you. Energy performance, running costs, and what a home actually costs to live in over time affect both your wallet and the environment, but often end up far down in a listing description. We think it belongs earlier.
